StudioNorth secured detailed planning consent for six new design-led homes at North End Farm, Longframlington in Autumn 2024. The scheme is now under construction and is due for completion late 2026.
The development is arranged around a courtyard, drawing inspiration from traditional Northumbrian farmsteads while reinterpreting rural forms for contemporary living. A carefully curated mix of dwelling typologies provides variety, character, and identity, creating a strong sense of place at the edge of settlement boundary.
Each home combines traditional materials and proportions with modern detailing. Rustic sandstone walls and dual-pitched slate roofs are paired with accents of vertical timber cladding and recessed entrance porticoes. Dwelling form and orientation create private courtyards and optimise orientation to maximise light, views, and amenity.
This new phase builds on the success of the adjacent first phase, which delivered ten high-quality homes. Together, the two phases provide over 21,000 square feet of distinctive residential accommodation that showcases StudioNorth’s commitment to contemporary rural architecture in Northumberland.
Holiday Let Barn Conversion, Lowick, Northumberland
StudioNorth provided architectural design services from concept through to detailed design for the conversion of a traditional stone granary and an agricultural outbuilding into two bespoke holiday let dwellings in Northumberland.
Located on a rural smallholding just south of Lowick, the project transforms underused farm buildings into distinctive, high-quality accommodation.
The design combines Corten steel and black profiled cladding with the existing sandstone walls and slate roof, creating a striking balance of traditional Northumbrian character and contemporary architecture.
A strong focus was placed on sustainable design. Both holiday cottages were constructed using a super-insulated building fabric, significantly reducing energy demand and ensuring a warm, comfortable environment year-round.
Completed in summer 2024, the project has attracted national recognition, featuring in The Sunday Times and being listed as a Special project in the Architects’ Journal Buildings Library 2025.

Our client sought a compact, modern retreat that exemplified contemporary design and living.
In response, we crafted a sleek atelier unit featuring an elevated living space enveloped in black zinc and warm red cedar, set atop a natural stone plinth.
The Carriage Home is constructed using a light-gauge steel frame and was developed as a prototype for the North American and Canadian markets.

The homes comprise a L-shape plan configuration with traditional, dual pitched slate roofs, rustic sandstone walls complimented with zinc clad orangeries and entrance porticoes.

Our rural typologies continue to evolve in Northumberland. The Longhouse presents a linear, home which presents a double height living space and “room in roof” bedroom accommodation over.
The exterior is clad using charred ash cladding and black slate which provides a visually recessive design solution to help mitigate visual impact.

In summer 2021 we secured planning consent for our landmark design for 169 PRS apartments.
The design employed a stepped building form which punctuates a primary urban threshold into Newcastle’s up and coming Helix Quarter.
The rich metallic envelope features an ordered fenestration grid providing excellent aspect and natural light for the living spaces. The copper façade floats above a solid masonry plinth and active ground floor uses which bring life to the street.
Our proposals reinvent the site and original structure formerly occupied by the Northern Sinfonia Orchestra.
A distinctive architectural expression is created which extends vertically through a stepping roof form; a contextual piece that mediates scale and employs an industrial aesthetic to enhance urban character along the Ouseburn.
